What to Know When Buying a Home with a Propane Tank
Propane is a popular and energy-efficient fuel source that serves countless homes across the country, particularly in rural areas. If you’re in the market for a new home that uses propane heat, there are a few things you need to learn prior to your purchase.
Location of the Tank
Propane tanks may be located above ground or underground. Above ground tanks are typically easier to access and maintain. However, underground tanks are protected from the elements, allow for more yard space and are more aesthetically appealing since they are hidden. Related to the tank location is the location of the gas lines leading to the house. You’ll need to know exactly where those are in case you decide to do any home renovations or digging around your home.
Size of the Tank
In addition to identifying the location, you’ll want to know the size of tank to ensure it will handle your family’s usage. A propane professional is helpful in determining the appropriate tank size by estimating expected usage based on the types of appliances (propane or other), number of family members and size of the home. Ensuring you have the proper tank size can prevent you from running out of fuel or incurring emergency refill fees.
Tank Ownership
Propane tanks may be owned by the homeowner or leased from a propane supplier. If it’s owned, the tank will be sold with the home. If it’s leased, your first step should be to contact the current propane supplier and determine if you plan to continue leasing from them. Otherwise, you may choose a different supplier at which time you’ll need to arrange removal of the current tank and replace it with a new one. It’s a good idea to review current suppliers and make a decision at the time of purchasing the home to avoid the hassle of changing once you have moved in.
